1. East Bangalore — the established tech corridor

Whitefield, Marathahalli and the Sarjapur Road corridor grew around the city's technology employers, and they remain the default choice for buyers who work in that belt. Supply is plentiful, which keeps pricing competitive and gives you genuine choice between builders. The trade-off is traffic: assess your specific commute at the hours you would actually travel, not on a quiet weekend viewing.

Look closely at water supply and civic infrastructure in any outer-east development. Some layouts here sit outside BBMP limits and depend on borewells and tanker supply rather than Cauvery connections — a running cost and a reliability question that rarely appears in the brochure.

Buy the commute and the water supply as carefully as you buy the apartment. You live with both every single day.

2. North Bangalore — the airport corridor

  • Time the commute to your workplace at peak hours, in both directions.
  • Check which metro and road projects are actually funded, not just announced.
  • Confirm the water source, and whether tankers are needed through summer.
  • Ask about power backup and how often it is genuinely used.
  • Walk the neighbourhood in the evening, not only at a midday viewing.
  • Look for schools, hospitals and daily shopping within a short drive.
  • Compare recent sale prices within the same layout, not city-wide averages.
  • Design 3 different logos.
  • Create low-fidelity wireframe.

3. Central and South — established, and priced accordingly

  • Check the actual door-to-door commute at peak hours, on the route you would really take.
  • Confirm the water source: Cauvery connection, borewell, or tanker dependency.
  • Look at what is under construction nearby — it sets both future supply and future noise.
