1. The deposit is the part most newcomers misjudge

Bangalore has long been known for unusually large rental deposits — historically ten months' rent, though in practice this has been softening, and two to six months is now common in many apartments and gated developments. It remains negotiable, and it is worth negotiating: the deposit is normally the single largest sum you hand over at the start of a tenancy.

Put the refund terms in writing. The agreement should state the deposit amount, what may be deducted at the end, and how many days the landlord has to return the balance after you vacate. Vague wording here is the most common source of disputes when a tenancy ends.

Write down what happens to the deposit when you leave, on the day you move in. That one paragraph prevents most rental disputes.

2. Rental agreements and why the 11-month term exists

  • Most agreements run 11 months, which keeps them outside mandatory registration.
  • If the term runs a year or longer, register the agreement properly.
  • Record the deposit amount and the refund timeline in writing.
  • Agree any annual escalation up front rather than leaving it open.
  • Note the notice period required from both tenant and landlord.
  • List existing damage and take dated photographs at handover.
  • Confirm who pays maintenance, water charges and property tax.

3. What to verify before you sign

  • The owner's title or Khata, confirming the person letting the property is entitled to do so.
  • A written agreement covering rent, deposit, notice period, maintenance and refund terms.
  • What the maintenance charge covers, and which utilities are billed separately.
